Under the owner-builder model, each licensed tradesperson you hire carries their own insurance and liability for their scope of work — that protection is already built into what you pay them. A GC charges a significant premium to sit on top of that same coverage. With me, you're not doubling up on overhead that doesn't add value. You get every license, every protection — and keep the markup.

I got tired of watching homeowners get taken advantage of. Contractors padding bids, marking up materials, disappearing mid-project — I saw it from the inside, working the trades for years as a finish carpenter and licensed handywoman, then managing projects worth millions.

Here's what most people don't see: every tradesperson builds overhead and materials cost into their bid. A GC then takes that already-padded number and adds another 30% on top — to cover their overhead, liability, and miscalculations across the whole project. You pay it whether anything goes wrong or not. With me, you pay trades directly at contractor pricing. In many cases, the discounts I pass to you alone exceed my entire management fee. My expertise, effectively, pays for itself.
